The Sellers "Short Sale Package" is everything a real estate professional or distressed home owner will need in order to set up a short sale with us.  Watch out! This is more than 50 pages with information for the seller about the short sale as well as a whole package of forms to assist you in the short sale process.  (August 2011 Revision)

Sellers Short Sale Application Package

Just looking for the forms necessary to start your short sale with us?  This is everything that you need.  The pacage above is BOTH the information AND the application.  This is significantly shorter than the package above with only about 30 pages. (August 2011 Revision)

The "Professional Services Agreement" will need to be turned in along with the "Short Sale Package" in order for us to begin work on a file.  We are unique in that we are attorneys.  You'd expect our agreement to be a bit longer wouldn't you?  We want to make certain that there are no misunderstandings and that as a real estate professional your license is protected.  (August 2011 Revision)

Checklist of Needed Documents

This checklist will help insure that nothing that is needed for the negotiations are missed and that our negotiators can move forward quickly upon receipt of your file.

What to Expect From Your Short Sale

Help both your buyer and seller know what to expect by setting the appropriate expectations right up front.

Contingent Short Sale Negotiation Schedule

Contingent fee means that we don't get paid unless your shot sale actually closes.  It makes certain that we are all on our toes at all times.  We have never charged an up front fee.  There is never any sales tax added to a contingent fee either.  Always keep in mind that the lenders pay our fee in 55% of the cases that we accept for short sale. In such cases, there is no fee paid by any party to your transaction.

The Attorney Consultation with the Seller as a Cornerstone to our Short Sale Involvement

Our success ratio in closing short sale transactions is better than 90%.  The primary reason for our success is the requirement that EVERY seller must have a consultation with one of our Senior Real Estate Attorneys before we begin.

In that consultation we will look at every aspect that is of concern for that client.  A short sale is not always the best answer for clients.  We will cover:

  • Short Sales
  • Bankruptcy
  • Deed in Lieu of Foreclosure
  • Foreclosure
  • Strategic Walk Aways
  • Loan Modifications
  • Foreclosure Fairness Act
  • Credit Impact Issues
  • Tax Implications

If a short sale is in the client's best interest then we will be happy to negotiate it for them OR provide them with the information they need in order to facilitate the successful negotiation by a real estate professional.
